How to Become a Licensed Florida Home Inspector

Six steps from where you are now to a Florida home inspector license.

Step 1

Complete a 120-Hour Pre-License Course

Florida requires 120 hours of pre-license education that meets DBPR requirements. Our curriculum is built specifically for the Florida DBPR licensing path.

Step 2

Pass a DBPR-Approved Exam

After completing your pre-license course, pass a written exam from a DBPR-approved provider: NHIE, FABI, InterNACHI Florida Home Inspector Exam, or CI-HPI.

Step 3

Submit Fingerprints for a Background Check

Find a Livescan Service Provider approved by the Florida Department of Law Enforcement (FDLE) and submit your fingerprints. Tip: schedule this once your course is nearing completion — results take 1–2 weeks and you will need them before submitting your DBPR application.

Step 4

Obtain General Liability Insurance

Florida requires a commercial general liability policy with a minimum of $300,000 in coverage. Providers such as InspectorPro specialize in home inspector coverage.

Step 5

Apply Through the DBPR ($230 Fee)

Once you have your course certificate, exam results, fingerprint clearance, and insurance COI in hand, submit your license application through the DBPR website. The application fee is $230. Processing averages 3–4 weeks.

Step 6

Receive Your License and Start Your Career

Once licensed, you can legally operate as a Florida home inspector — independently, with a firm, or building your own business. Florida’s active real estate market means strong, consistent demand for qualified inspectors.

Frequently Asked Questions

Is this course approved by the Florida DBPR?

We are currently developing our 120-hour curriculum and will submit to the DBPR for approval once development is complete. Florida law requires that any pre-license home inspector course be DBPR-approved. We will update this page the moment approval is granted. Join the interest list to be notified immediately.

Why 120 hours? Can I take a shorter course?

Florida law (§468.8314, F.S.) requires exactly 120 hours of DBPR-approved pre-license education before you can apply for a home inspector license. There is no shorter path. Any course advertising fewer hours cannot satisfy this requirement for Florida licensing.

Who is this course designed for?

Anyone who wants to become a licensed home inspector in Florida and has not yet completed the required 120-hour pre-license training. No prior experience in home inspection or construction is required.

How long does it take to complete the course?

Most students complete the 120-hour course in 4 to 12 weeks depending on how much time they dedicate each week. Studying 10–15 hours per week, you can finish in about 2–3 months. The course is self-paced with no deadlines.

Does completing the course mean I’m licensed?

No — the course is one required step, not the final step. After completing the course you must still: pass a DBPR-approved written exam, submit fingerprints, obtain commercial general liability insurance ($300,000 minimum), and submit your application to the DBPR with the $230 fee.
